Hi, everyone. My name is Olivia Rojas and I’m your local Columbus, Ohio real estate agent and investor. I wanted to hop on and do a quick video about a Columbus suburb that is very near and dear to my heart, Reynoldsburg. My husband and I bought a house in Reynoldsburg back in 2019 and since then we have loved living on the east side. So, I want to share a little bit about the Reynoldsburg housing market and best practices for buying a single-family house in Reynoldsburg. So, Reynoldsburg actually was voted the second hottest housing market in the nation by realtor.com in August of 2020, and this finding was based on how long it actually takes a property to sell and the frequency at which for-sale houses are viewed in a particular area. So, that’s the criteria for actually getting that title, and some people are really wondering what’s driving this demand for single-family homes in Reynoldsburg, Ohio. And the answer is affordable housing combined with suburban amenities.

So, back when this article was written, again, this was back in late 2020, single-family homes for sale in Reynoldsburg were the second-highest in demand. The median price of a single-family home for sale in Reynoldsburg, Ohio was 204,000, which is 37% lower than central Ohio as a whole. This is really significant. Reynoldsburg offers a quick 20-minute commute to downtown. It has decent, very diverse schools with a great STEM program, and also easy access to shopping and dining plus a state-of-the-art YMCA that was opened in 2020. So, it’s a really great place to live and raise a family.

So, to show the state of the market today in Reynoldsburg, I want to compare the current active listings on the market to other current active listings in similar suburbs. So, I went and did a quick experiment. I looked up single-family homes for sale in Reynoldsburg, Ohio on the MLS with an active or coming soon status and I got 27 hits. The highest price Reynoldsburg home for sale on the market is a very beautiful four-bedroom, three-and-a-half-bath, 3,000 square feet brick home at the end of a very quiet cul-de-sac, and that was priced at $575,000. The median list price for active and coming soon single-family homes for sale in Reynoldsburg, Ohio is $225,000, and the average is 256,370.

So, the average days on market for single-family homes for sale and Reynoldsburg is actually also only 20 days. So, that gives you an idea of what the current market looks like in Reynoldsburg. Now, I want to compare this to another suburb with a very similar suburban feeling, similar school rankings. Both Grove City, which is the other suburb we’re going to be talking about, and Reynoldsburg have an overall B-School rating. So, pretty good. Not excellent, but also not poor. They both have similar amenities and similar populations so I think they’re a good comparison to make.

So, when you look at Grove City homes for sale on the MLS that are active or coming soon, you get about 64 hits. So, almost three times as many as what you get in Reynoldsburg. I also found that the highest-priced house was a four-bedroom, two-bathroom, 2,500 square foot home. This was almost on 100 acres and this was priced at 1.7 million. So, obviously, the highest listing in Grove City is considerably higher than a Reynoldsburg home. But then, this can all be outliers. Sometimes they’re really expensive homes that come on the market, but when you really start digging into the median and average prices for single-family homes, this is where you see the difference.

So, the median list price for active and coming soon Grove City homes is 328,000 and the average is 318,000. So, quite a bit higher than what we’re seeing in Reynoldsburg. And then the average number of days on market for these homes is 58 days compared to 20 days in Reynoldsburg. So, as you can see, demand is significantly lower in this area and the prices are much higher. So, as demand for single-family homes for sale in Reynoldsburg, Ohio continues to increase, we will see median prices continue to increase. But Reynoldsburg is still considerably more affordable than other Columbus suburbs and it’s still a great place to live. So, we’re still seeing fairly significantly cheaper houses available in Reynoldsburg, but with the same level of amenities, the same school ratings, about the same number of parks, same commute to downtown. So, all very similar, but Reynoldsburg has significantly lower-priced houses, which is why demand is so high.
